The Appraisal Firm utilizes a unique profiling system to assemble the highest quality nationwide group. TAF also screens companies, not just individual appraisers, so we are able to leverage additional standards of quality control and technology in use throughout our vendors. US Appraisal Group has the unique ability to screen vendors at lightning speed and deliver appraisals to our clients that meet their needs and are sent on time.

Our screening process goes way beyond traditional methods of reviewing reports and asking for a copy of the appraiser’s license. TAF has developed a proprietary screening system that looks at the data sources used, technology utilized, and we insist on interviewing references. Once added to our panel, our engagement process requires all appraisers to indicate their understanding of each specific client’s needs before accepting the assignment.

Communication flow between our Appraiser Panel is constant, so we can easily address any needed underwriting addendums and additional analysis or explanation -even after the appraisal has been delivered. TAF works diligently with our Appraiser Panel to remain compliant with industry standards and regulations, with special emphasis on appraisal review and quality control.

HVCC Compliance

To further ensure the quality of our valuation products, we follow the Home Valuation Code of Conduct (HVCC). The code’s main goal is to achieve appraiser independence safeguards during the ordering process eliminating any bias, coercion, undue influence or coaching toward a desired value. In prospect of the May 1, 2009 HVCC enforcement, we want to make sure you meet those requirements.

The Appraisal Firm will issue a Compliance Certificate stating:

  • Independent appraiser selection
  • No exchange of appraiser information until report delivery
  • No communication of desired or estimated loan amount value(s)
  • Elimination of COD payment option
  • Substantive appraisal review by a properly trained and qualified team

  • The appraiser will not collect the fee for the appraisal at the door.
  • The credit card information provided will be processed as payment for the appraisal order.
  • The homeowner or the homeowner representative must be present while the appraiser performs the inspection.
  • Per the Home Valuation Code of Conduct (HVCC), appraiser vendor information cannot be made public.
